In the initial inspection, we will walk the entire property and view each unit to assess the conditions and to note the features and attributes of each unit. We provide monthly financial reporting to our clients. These reports include a general ledger of all incoming and outgoing funds, cash flow statement, profit and loss reports, copies of all invoices from vendors and a current rent roll.

We manage all interactions with your tenants regarding rent increases and communications. This process includes collecting rent on a monthly basis and increasing your rent in connection with market-appropriate trends – thus enhancing your profit and, at the same time, keeping your units occupied.

San Francisco has a city ordinance, the Rental Ordinance, that limits rent increases to a periodic percentage hike. There are also San Francisco Rental Board Fees that must be paid. It is our responsibility to keep abreast of all changes in local rules and regulations and to ensure that you are compliant with these laws. We remain current and diligent to prevent you from possibly being subjected to fines for non-compliance.

06. Keeping Problems Small

Not all property management companies utilize our proven strategy. We maintain a 24 hours per day, 7 days per week emergency phone hotline available for tenants’ use should they experience an urgent matter involving their rental. This line enables tenants to notify our upper-level management and licensed contractors of a problem anytime of the day or night. Our personnel will respond immediately to assess the concern and take action to resolve the problem. Your building is covered 24/7.

In addition, we walk our properties weekly and have dedicated on-site property managers who provide residents the opportunity to report problems in person. Tenants appreciate this one-on-one relationship with managers; these personal interactions serve to keep your building occupied and residents satisfied. Our weekly site visits also help us find problems while they are small or early, before they turn into bigger, more expensive problems.
